Layout and Condition of Interior Partitions/Materials <br />a. Interior partitions are not fire rated as required per code. <br />b. Vinyl composition tile is damaged and should be repaired/replaced. <br />c. Carpeting is stained and should be cleaned/replaced. <br />d. Ceiling tile is stained and should be replaced. <br />e. Interior surfaces should be repainted. <br />f. Floor to ceiling height in basement is not code compliant. <br /> <br />5. Exterior Construction <br />a. Staff indicated that the roofing material has failed, allowing for water intrusion, contrary to <br />code. <br />b. Exterior wood windows are failing, allowing for water intrusion, contrary to code. <br />c. Exterior brickwork is stained and should be acid washed. <br />d. Windows are failing, allowing for water intrusion, and should be replaced to comply with <br />code. <br /> <br /> <br />Description of Code Deficiencies <br />1. There is no accessible route to all levels as required by code. <br />2. Thresholds do not comply with code. <br />3. The HVAC system is not code compliant. <br />4. Code compliant smoke detectors should be installed. <br />5. Code compliant emergency lighting should be installed. <br />6. Code required emergency notification system should be installed. <br />7. Code required building sprinkler system should be installed. <br />8. Stairways should be corrected to comply with code. <br />9. There is no 36-inch clear space in front of electrical panels as required by code. <br />10. Glass doors should have code required 10-inch kick plates installed. <br />11. Interior partitions should have code required fire rated material. <br />12. Floor to ceiling height should comply with code. <br />13. Roofing material should be replaced to prevent water intrusion per code. <br />14. Install new windows to prevent water intrusion per code. <br /> <br /> <br />Overview of Deficiencies <br />This two-story brick building has a café on the ground floor and apartments on the second floor. The non- <br />code compliant basement is used as a break room and storage area. The building lacks code required fire and <br />life safety systems. There is no code required accessible route between levels. The interior surfaces should be <br />repainted and repaired. Exterior windows should be replaced to prevent water intrusion per code. Exterior <br />brick surfaces should be acid washed.
