The fence will be of <br /> wood construction similar to Coburns with a gate to allow for maintenance <br /> and access in case of emergencies. <br /> Lighting <br /> The site plan shows 2 light standards in the parking lot and 4 in parking <br /> islands. Locating of lights in parking islands can conflict with locating shade <br /> trees in them. Staff requested that deciduous overstory trees be planted in <br /> the parking islands to provide shade over the parking lot; the applicant has <br /> proposed ornamental trees instead. <br /> The building lighting is unclear at this time. <br /> Dumpster Enclosures <br /> The needs of the individual tenants are uncertain and no dumpster location <br /> or structure has been indicated on the site plan. The applicant will be <br /> required to enclose any garbage in a structure to be constructed to match the <br /> principal structure. <br /> Drainage and Utilities <br /> The plat reflects all the required drainage and utility easements. <br /> The Elk River Fire Chief has requested that three additional fire hydrants be <br /> installed as directed by the City Engineer. <br /> Landscaping Plan <br /> The landscape plan appears to conform with the City landscape ordinance. <br /> The landscape ordinance requires 30 overstory trees, 15 ornamental trees, <br /> and 15 conifers. Not more that 50% of those required overstory and <br /> ornamental trees shall be comprised of-one species. <br /> All landscaped areas including tree islands require underground irrigation. <br /> All trees or shrubs in lawn areas should be mulched to the drip edge at the <br /> time of planting to prevent damage to the trunks during maintenance and to <br /> • enhance moisture retention. <br /> \\clkrivcr\sys\shrdoc\planning\stcvcwcn\ccmmo\p99-6cc.doc <br />
