There being comments from the <br /> public, Chair Mesich closed the public hearing. <br /> COMMISSIONER BAKER MOVED TO RECOMMEND APPROVAL OF ORDINANCE <br /> AMENDMENT NO. OA 01-01,TO AMEND SECTIONS OF THE CLUSTER ORDINANCE <br /> (SECTION 1008.20) AS SUBMITTED BY STAFF, WITH THE FOLLOWING ADDITION: <br /> 11. PARK DEDICATION SHALL BE BASED ON THE NUMBER OF DWELLING LOTS. <br /> COMMISSIONER JOHNSON SECONDED THE MOTION. THE MOTION CARRIED 7-0. <br /> 6.1. Comment on Revised Preliminary Plat of Hilllside 8th Addition <br /> Director of Planning Michele McPherson reviewed the changes to the Hillside 8th <br /> addition plat as follows: <br /> 1. There has been an overall reduction in the number of lots from 104 to 99. <br /> 2. Dodge Street and Dodge Circle have been moved approximately 25 feet to <br /> the east, increasing the depth of the lots behind Menards to 174 feet (an <br /> additional 24 feet). <br /> 3. The lots marked with an "X" have been deleted from the plat. <br /> 4. The average lot size has been increased from 16, 800 sq. ft. to 17,500 sq. ft. <br /> The Commissioners discussed the changes to the plat. Chair Mesich asked if the <br /> changes affected the grading of the site. Daryl Thompson, representing the <br /> • developer, stated that Frank Kriz of Howard R. Green feels that the changes will <br /> improve the grading. Mr. Thompson stated that removal of the lot on Baldwin <br /> Circle should help the ponding situation. <br /> Chair Mesich asked if any changes are proposed in the number of trees, over <br /> and above what is required. Mr. Thompson stated that a considerable amount of <br /> trees have been added to the project. <br /> Commissioner Baker stated that he still has concerns with the buffer zone behind <br /> Menards. He stated that he was not comfortable making a good portion of <br /> someone's back yard buffer zone. <br /> Commissioner Schuster stated that he felt the changes are an improvement. <br /> Commissioner Johnson felt the changes were a good compromise. <br /> Commissioner Pederson stated that he feels the revised plat is better than what <br /> was sent to the Council previously. <br /> Commissioner Ropp stated that he did not feel enough lots have been taken out. <br /> Commissioner Baker stated he did not feel anything more can be done to <br /> address the traffic concerns. <br /> Commissioner Pederson stated that he still would like to see a sidewalk on Dodge. <br /> • Mr.Thompson stated that he would be willing to put the sidewalk in, if it would go <br /> someplace. <br />
