Planning Commission Minutes <br /> February 27,2001 <br /> Page 9 <br /> 411 Commissioner Pederson asked if the building would have overhead doors. Mr. <br /> Finnemann stated that there would be overhead doors facing north and south. <br /> Commissioner Pederson asked what the hours of operation would be for Precision <br /> Tune. Dean Johnson stated that the hours would be 7:30 a.m.-6 p.m. Monday <br /> through Friday, 7:30 or 8 a.m.-4 p.m. on Saturday, and closed on Sundays. <br /> Commissioner Pederson asked if cars would be stored outside overnight. Dean <br /> Johnson stated that no cars would be stored outside, but that occasionally <br /> someone may drop off their vehicle the night before. Commissioner Pederson <br /> asked what type of work is done by Precision Tune. Mr. Johnson stated that <br /> Precision Tune primarily does diagnostic and tune-up work. <br /> Chair Mesich asked if the rooftop mechanical equipment would be screened. <br /> Mr. Finnemann stated that the 3 foot parapets would screen the mechanical. <br /> Commissioner Pederson expressed concern for locating an automotive use <br /> between a hotel and a restaurant. He did not feel the use was a good fit and <br /> would generate a lot of traffic. He referenced parking and outdoor storage at <br /> the auto mall off Main Street on Carson. Chair Mesich stated that he did feel the <br /> Precision Tune would generate as much refuse as an auto body use and felt it <br /> would be a good location. Mr. Harlicker stated that the Abra Auto Body and the <br /> transmission repair businesses on Carson are different types of auto uses. He did <br /> not feel that Precision Tune would generate parts and refuse and that since there <br /> would be no tire sales, no outdoor storage area would be required. <br /> Commissioner Baker asked if pneumatic tools would be used. Mr. Johnson stated <br /> • that some pneumatic tools will be used. <br /> Chair Mesich asked if the uses could share the parking. City Attorney Peter Beck <br /> stated that a shared parking agreement would be negotiated. <br /> Commissioner Ropp asked what other types of uses could support the automotive <br /> use. Mr. Harlicker stated that an example would be an automotive stereo <br /> business. He noted that all uses will be subject to the PUD regulations and any <br /> other automotive use would require amending the PUD. <br /> Commissioner Baker stated that he was in favor of the color scheme matching <br /> the existing businesses (Perkins and Country Inn & Suites). Chair Mesich stated he <br /> did not have a problem with the color of the canopy but that he would like to <br /> see "earthtone" brown or tan for the building. Chair Mesich stated that reducing <br /> the leasable area to 7,400 sq. ft. may allow some additional green space to be <br /> created. Commissioner Baker agreed that there may be additional opportunity <br /> for landscaping if the size was reduced. <br /> Commissioner Pederson asked if the parking agreement would be in writing. Mr. <br /> Thielen explained that cross-parking agreements are already in place for the <br /> PUD. <br /> Discussion followed regarding the entrance signage. It was the consensus of the <br /> Commission to allow the directional signage as proposed by the applicant. <br /> • COMMISSIONER CHAMBERS MOVED TO RECOMMEND APPROVAL OF THE REQUEST <br /> BY FINNEMANN DANIELS FOR A CONDITIONAL USE PERMIT FOR PRECISION TUNE <br />
