As a <br /> result, there was not much of a change in the percent of land use in <br /> industrial, however, there was a 1.6 percent increase in the amount of land <br /> dedicated to commercial. <br /> In summary, as the article from American Planning Association indicates, <br /> there is no "model" land use percentage that the city should achieve for <br /> industrial. Rather, cities should determine what factors influence <br /> development trends in their community and balance those needs to <br /> determine the appropriate land use mix. I might add, that in order to <br /> increase the percent of industrial property, approximately 200 acres would <br /> have to be added to gain one percent increase in the amount of industrial <br /> land. <br /> Possible Locations for Industrial Development <br /> As directed by the Steering Committee, staff has identified six potential <br /> industrial areas. Each of these six areas have positive and negative factors <br /> associated with them and these will be discussed in the following section. To <br /> help evaluate each of the identified areas as well as possible other locations, <br /> two exhibits reflecting the natural features (wetlands/floodplain and tree <br /> • masses) have been included for the Cgmmittee's review. <br /> Area A and B <br /> • Positive <br /> 0 Within the urban service area <br /> 0 Within close proximity to existing water and sewer <br /> 0 The intersection of two County roads provides the potential for good <br /> access and visibility <br /> 0 The area may be able to include an existing industrial business <br /> (Industrial Hardfacing) <br /> • Negative <br /> 0 There is an existing wetland which impacts approximately one-half <br /> of the area labeled B. <br /> 0 Several property owners would be affected as well as existing <br /> residential homes. <br /> Area C <br /> • Positive <br /> III <br /> 0 Area is owned by one property owner (Specht) <br /> 0 Area has good accessibility and visibility from Highway 10 <br />
