Memo to the Planning Commission/P 97-12 <br /> December 23, 1997 <br /> Page 7 <br /> • • Pedestrian Circulation <br /> 1. The master plan shows sidewalk throughout the project. It would be <br /> recommended the sidewalks be set back from the curb five to seven <br /> feet, allowing enough room for boulevard trees to be planted. <br /> 2. As mentioned above, the Park and Recreation Commission would like <br /> to have a trail extended east from this property to the Elk River Bowl. <br /> Guardian Angels can begin this extension by constructing a short <br /> segment in the southeast corner of their site. This trail may be <br /> extended to the Bowling Alley with the watermain extension. (refer to <br /> Terry Maurer's memo for more information). <br /> • Landscaping <br /> 1. A detailed landscaping plan has not been submitted for review. The <br /> master plan illustrates a general planting scheme of boulevard trees <br /> along the private streets. A complete plan will need to be submitted <br /> for Phase I of the project. <br /> 2. In accordance with the Shoreland Ordinance, additional landscaping <br /> • will be required as a design criteria for allowing increased density. <br /> The Shoreland Ordinance speaks to specific vegetative treatment that <br /> should be incorporated. <br /> 3. Additional landscaping shall be provided along the west property line <br /> which is adjacent to a single family zoning district. <br /> 4. Underground irrigation shall be provided throughout all landscaped <br /> areas. <br /> 5. The existing vegetation along Lake Orono shall not be disturbed. The <br /> Shoreland Ordinance requires the natural vegetation within the shore <br /> impact zone be maintained to prevent erosion, buffer to the lake, etc. <br /> 6. The conifer trees along Highway 10 provide a desirable buffer to the <br /> planned unit development. These trees should be saved. A permit <br /> from MN/DOT is needed is removal is going to occur. <br /> 7.
