Memo to Planning Commission/P 97-8 <br /> May 26, 1998 <br /> Page 3 <br /> • • Right-of-way widths for streets <br /> Right-of-way widths of 50, 60 and 70 feet were proposed. The 50 foot right-of- <br /> way was proposed in order to preserve trees. Because of the need to provide <br /> room for utilities a 60 foot right-of-way is typically the minimum width. As a <br /> compromise it was suggested that a minimum 60 foot right-of-way be <br /> provided but the front setbacks could be reduce. This would allow space for <br /> the utilities and improve the ability to preserve trees. <br /> • Street widths <br /> On the cul-de-sacs and some of the loop roads street widths of 28 feet were <br /> proposed. Typically 32 feet is the minimum street width required. The <br /> narrower street would reduce the amount of pavement and impervious <br /> surface, and decrease the amount of runoff. <br /> • Flood Plain <br /> The southeastern portion of the site is within the 100 year flood plan of Trott <br /> Brook. It will impact the development of lots on one of the cul-de-sacs. The <br /> III <br /> applicant is exploring two options, redesign of the affected portion of the site <br /> and working with the Federal Emergency Management Agency (FEMA) on <br /> adjusting the flood plain boundaries. <br /> Along with the issues outlined above, the Commission may also wish to look <br /> at the following: <br /> • Overall density and housing mix <br /> • Varying lot sizes <br /> • Pedestrian access and trail connections <br /> • Traffic circulation <br /> • Landscaping and site amenities <br /> The City Engineer will not have a report prepared for this meeting, he will be <br /> at the meeting and available to answer questions. <br /> Park and Recreation Commission <br /> On May 13th the Park and Recreation Commission reviewed this project. The <br /> following is a summary of their discussion. <br /> Ed Hasek of Westwood Professional services presented the changes to the <br /> • parks.
