Memo to Planning Commission/CU 98-18 <br /> July 28, 1998 <br /> Page 5 <br /> • Hillside Crossing Retail Center is 25 feet high, 16 feet wide and advertises <br /> • the center and 2 major tenants; <br /> • Hillside Crossing is 24 feet high14.5 feet wide and advertises the major <br /> tenant 2 other tenants; <br /> • Hillside Crossing II is 27 feet high, the Menards sign is 34 feet wide and <br /> the remainder of the sign is 16 feet wide, advertises the major tenant and <br /> has room for 3 other tenants. <br /> Staff is recommending the proposed freestanding sign comply with the <br /> original PUD agreement which allowed a monument sign 20 feet high and 15 <br /> feet wide. <br /> Wall signage is also proposed and will consist of 2 wall signs, one on the <br /> south side and one on the west side. The PUD agreement allows one wall sign <br /> for each freestanding site and limits size to 10 % of the wall face. The <br /> proposed sign facing Highway 169 is approximately 129 square feet and the <br /> sign facing south is 70 square feet. All signs will require a sign permit. Staff <br /> can support the proposed wall signs <br /> Recommendation <br /> PUD Amendment <br /> IIIIt is recommended the Planning Commission recommend approval of the <br /> proposed PUD amendment to allow hotel/motels as a conditional use in the <br /> Elk River Retail Center. <br /> Preliminary Plat <br /> It is recommended the Planning Commission recommend approval of the <br /> preliminary plat request for Elk River Retail Center No. 2 with the following <br /> conditions: <br /> 1. The lot lines be adjusted so the parking needed for the motel is <br /> constructed on Lot 1. <br /> 2. A 20 foot easement along the north property line of Lot 1 be dedicated to <br /> allow construction of a pedestrian pathway. <br /> 3. An amended Planned Unit Development agreement be signed and <br /> recorded prior to recording the plat <br /> 4.
