Memo to Planning Commission/CU 98-18 July 28, 1998 Page 5 • Hillside Crossing Retail Center is 25 feet high, 16 feet wide and advertises • the center and 2 major tenants; • Hillside Crossing is 24 feet high14.5 feet wide and advertises the major tenant 2 other tenants; • Hillside Crossing II is 27 feet high, the Menards sign is 34 feet wide and the remainder of the sign is 16 feet wide, advertises the major tenant and has room for 3 other tenants. Staff is recommending the proposed freestanding sign comply with the original PUD agreement which allowed a monument sign 20 feet high and 15 feet wide. Wall signage is also proposed and will consist of 2 wall signs, one on the south side and one on the west side. The PUD agreement allows one wall sign for each freestanding site and limits size to 10 % of the wall face. The proposed sign facing Highway 169 is approximately 129 square feet and the sign facing south is 70 square feet. All signs will require a sign permit. Staff can support the proposed wall signs Recommendation PUD Amendment IIIIt is recommended the Planning Commission recommend approval of the proposed PUD amendment to allow hotel/motels as a conditional use in the Elk River Retail Center. Preliminary Plat It is recommended the Planning Commission recommend approval of the preliminary plat request for Elk River Retail Center No. 2 with the following conditions: 1. The lot lines be adjusted so the parking needed for the motel is constructed on Lot 1. 2. A 20 foot easement along the north property line of Lot 1 be dedicated to allow construction of a pedestrian pathway. 3. An amended Planned Unit Development agreement be signed and recorded prior to recording the plat 4.
