Both driveways are in the same <br /> location as shown on the original development plans. Lighting will be <br /> provided with poles similar to those on the Perkins site. They will be 30 feet <br /> tall with downward throwing lights. <br /> Landscaping <br /> The lot perimeter of the Country Inn and Suites is 1,396 feet. City Zoning <br /> Ordinance requires 35 trees; 18 overstory, 9 coniferous and 9 ornamental. <br /> The existing trees on the berm shall not count towards the tree requirement. <br /> The site plan is deficient 3 overstory, 1 ornamental and 4 evergreens. <br /> Because of work being done on the berm, the developer plans on removing 7 <br /> existing trees and replace them with 15 new trees. The site plan shows 14 <br /> new trees on the berm; 3 overstory, 2 ornamental and 9 evergreen. <br /> Of the species of trees listed in the landscape key Sugar Maples generally do <br /> not do well in urban situations with heat, drought and compaction. <br /> Another concern with the landscape plan is the location of ornamentals in the <br /> parking lot. Overstory trees would provide better shade on the parking lot <br /> S <br /> than ornamentals. Similarly, 2 ornamentals located on the Northwest of the <br /> building and the 2 ornamentals located to the East of the future addition <br /> should be overstory trees to break up the view of the blank walls of the <br /> building and provide shade. <br /> The remainder of the trees appear to be located with a 20 foot area North of <br /> the building to be used for a future City pedestrian access. The trees should <br /> be located to the South of that zone. Trees in this area could also impact the <br /> water main and sanitary sewer. <br /> Signage <br /> The applicant is proposing a 30 foot high pylon sign along Highway 169. The <br /> PUD agreement allowed a 20 foot high monument sign for the development. <br /> The hotel sign would be considered the development sign. The grade at the <br /> base of the sign is approximately 14 feet above the grade of Highway 169. A <br /> 30 foot high pylon sign would place the sign 44 feet above the road.
