Memo to Planning Commission/CU 98-18 <br /> July 28, 1998 <br /> Page 3 <br /> driveway will be located at the north end of the site. Both driveways are in <br /> • the same location as shown on the approved concept plans. <br /> Typically, even though there are usually cross access easements for projects <br /> such as this, each lot has to provide enough parking to meet the parking <br /> requirements for the use located on that lot. In this case the overall parking <br /> requirements for the motel and a possible office are met. However, the <br /> parking for the motel actually extends on to the lot for the office. It is <br /> suggested the lot lines be adjusted so the parking required for the hotel is <br /> actually located on that lot. <br /> In the attached memo from the City Engineer are comment regarding <br /> easements, the grading and drainage and utility plan. <br /> Site Plan <br /> The proposed site plan includes a 78 unit hotel located in the northwest <br /> corner of the site, adjacent to Highway 169. A building pad for a 10,000 <br /> square foot office building is also shown. The office building is not included as <br /> part of this application; however, the parking for both buildings will be <br /> installed as part this project. <br /> • The hotel location in the northwest corner of the site is in the least obtrusive <br /> location for the residences on the east side of Dodge. It is in the same <br /> approximate location as the retail strip center included in the original plans. <br /> The hotel will be three stories high with the entrance facing south. Because <br /> of the way the building is oriented, the sides facing Highway 169 and Dodge <br /> Street are blank walls. To give some relief from the blank walls windows <br /> should be included on the east and west ends of the building. The hotel's <br /> exterior will be light brown steel siding with a dark green roof and red <br /> shutters around the windows. <br /> The site plan shows area for a possible 30 unit expansion. This will require <br /> additional parking. All additional parking needed for the proposed expansion <br /> will have to comply with setback requirements in effect at the time the <br /> expansion is constructed. <br /> Parking and Access <br /> The parking requirements for the hotel and the office is 118 spaces. The <br /> proposed plan has 133 parking spaces. Additional parking will have to be <br /> installed to meet the parking requirement for the proposed hotel expansion. <br /> The site has 2 internal connections to the Perkins lot, one behind the office <br /> building and one along Highway 169.
