COUNCILMEMBER ENGSTROM <br />SECONDED THE MOTION. THE MOTION PASSED 4-0. <br /> <br />9. Conside~a1ion__of__eeglles1__fo~__~dminis1~a1iYe__Sllbdiyision <br />E~om_Cen1~a1_1nYes1men1Lellb1ic_8ea~in9 <br /> <br />Rick Breezee, Buildin9 and Zonin9 Administrator presented <br />this item to the City Council. The Buildin9 and Zonin9 <br />Administrator. stated that Central Investment Corporation is <br />requestin9 an administrative subdivision for two pieces of <br />property which they presently own on 191st Lane Northwest. <br />in Elk River. He further stated that the lots are le9ally <br />described as lot 2. block 2, Ridgewood East 2nd Addition. <br />The Buildin9 and Zonin9 Administrator noted that the <br />subdivision would allow him to split one large piece of <br />property which is 158.51 feet in width into four smaller <br />lots consistin9 of approximately 39.63 feet in width. <br /> <br />The Buildin9 and Zonin9 Administrator indicated that the <br />applicant is intendin9 to construct two structures with two <br />separate livin9 units within each structure. He further <br />stated these builin9s would be built with -0- lot line <br />construction requirements with the anticipation of havin9 <br />four individual owned and occupied units. He further stated <br />that the zonin9 is R-2/townhouse and all setbacks would be <br />met. <br /> <br />Mayor Hinkle opened the public hearin9. <br /> <br />Art Radio was present representin9 Central Inestment. No <br />one spoke for or in opposition of the request. <br /> <br />Mayor Hinkle closed the public hearin9. <br /> <br />The Buildin9 and Zonin9 Administrator stated that a park <br />dedication fee would be required. <br /> <br />COUNCILMEMBER GUNKEL MOVED TO APPROVE THE ADMINISTRATIVE <br />SUBDIVISION REQUEST BY CENTRAL INVESTMENT CORPORATION FOR <br />LOT 2 OF BLOCK 2. RIDGEWOOD EAST 2ND ADDITION WITH THE <br />FOLLOWING STIPULATIONS: <br /> <br />1. A PARK DEDICATION FEE BE PAID FOR THE THREE NEW LOTS <br />THAT HAVE BEEN CREATED. <br /> <br />2. THAT THE REQUIREMENTS AS OUTLINED IN THE BUILDING CODE <br />FOR -0- LOT LINE BE REQUIRED AT THE TIME OF ACTUAL <br />BUILDING CONSTRUCTION. <br />
