As you are aware, we have been <br /> working on this project for over a year and a half. Therefore, the comments are a <br /> culmination of numerous meetings with the Developer and his engineer, and various <br /> staff members. We would offer the following comments for your review. <br /> A. LAND USE ISSUES <br /> I will touch very briefly on some of the Land Use issues. For a more in-depth <br /> discussion, please refer to Scott Harlicker's memo. <br /> • Townhouse Density <br /> Of the three townhouse locations, the townhouses in the southwest corner <br /> are the most dense, with 156 units. Many of these units are 8-plexes, 2- <br /> story, back-to-back facilities. During the staff reviews, there were questions <br /> raised as to whether or not this area was too dense. Issues were raised as to <br /> how much green space would be left in the common lot after the internal <br /> roads and driveways were constructed along with the building units. The <br /> Assistant Police Chief and the community service officers are reviewing the <br /> density issue from a law enforcement standpoint. <br /> • Lot Width <br /> Many of the 350 single-family lots within the development have a width less <br /> • than 80 feet.
