• Mr. Pat Klaers
July 10, 1998
Page 7
excessive. Another question is where is it proposed to locate these
monuments? Will they be in the right-of-way or drainage and utility
easement? If so, will additional drainage and utility easements be provided at
these locations for utility use?
■ Miscellaneous
The Developer will be required to place street name signs and regulatory
signs with each phase of the development. The City street-naming
committee, the Police Department and the Public Works Department, will
work jointly to determine street names and the placement of regulatory signs.
This will be reviewed on a phase-by-phase basis.
The Developer will be required to use clustered mailboxes on the cul-de-sacs
to minimize interference with snowplowing.
The block consisting of Street N exceeds the ordinance requirement for
length of City block.
Street J and Street N, intersecting with Street A, create an offset intersection
•
that is only 130 feet apart. We would recommend that an effort be made to
increase the distance between these two intersections.
• CSAH 13 (Tyler Street)
It is recommended that the Developer be obligated to pay for the portion of
Tyler Street within the plat boundary. This street will be designed by the City
as part of the trunk utility extensions, and constructed as part of that project.
D. SANITARY SEWER AND WATER IMPROVEMENTS
• Sanitary Sewer
Trunk sanitary sewer will be brought to the project site via CSAH 12 and Tyler
Street. As each phase of the project proceeds, trunk sanitary sewer will be
built, generally from the southwest corner of the site to the northeast corner.
There will be a regional lift station located somewhere in the northeast corner
of the site that will serve this area of the project and the rest of the urban
service area further to the northeast. A route is needed in the northeast
portion of the site to facilitate extension of trunk sanitary sewer further to the
northeast area of the urban service district.
As each phase moves forward, a detailed review of the plans and
specifications will be accomplished to ensure that the sanitary sewer meets
• the City's specifications and design criteria.
Howard R.
