Memo to the Planning Commission/CU96-14 Page 4 <br /> June 25, 1996 <br /> • 2. Attached to this report is a memorandum from Kendra Lindahl <br /> regarding the proposed signage. The signage requirements <br /> outlined in the Elk Park Center PUD shall be met. <br /> 3. The proposed directional signs beyond the project's property <br /> limits shall be eliminated. All signs associated with the <br /> business will need to be on the same lot as the development. <br /> F. Architecture <br /> 1. The Elk Park Center planned unit development agreement <br /> identifies a brick material be used as part of the building. The <br /> current plans presented Arby's do not include any type of brick <br /> material; however, staff has met with the architect to discuss <br /> this and revisions are being made to incorporate some brick. It <br /> is anticipated that the revised plans will be available for the <br /> Planning Commission's review at the meeting Tuesday night. <br /> Recommendation <br /> • It is recommended the Planning Commission recommend approval of the <br /> conditional use permit request by Arby's to construct a 4,515 square foot <br /> Class II restaurant facility with a drive-thru window with the following <br /> conditions: <br /> 1. All of the comments outlined in the memo dated June 25, 1996, to the <br /> Planning Commission be incorporated into the revised set of plans. <br /> 2. All of the comments stated in the City Engineer's memo dated June 19, <br /> 1996, be incorporated into the revised set of plans. <br /> 3.
