Memo to Planning Commission Page 3 <br /> May 23, 1995 <br /> • on this formula, the proposed development would be required <br /> to have 19 trees. This total number is then broken into three <br /> classifications; overstory, ornamental, and conifer trees. Staff <br /> would recommend that the proposed plan be modified to be in <br /> conformance with the City's landscaping requirements. <br /> 2. The proposed landscaping at the entrance drive off of Freeport <br /> Avenue should be properly located and sized to prevent the <br /> obstruction of visibility of vehicles both entering and leaving the <br /> site. <br /> 3. The proposed landscaping plan should be designed with <br /> consideration given to the adjoining projects' plans that have <br /> been approved. <br /> 4. As part of previous three plans that have been <br /> approved along Highway 169, some medium size shrubs and <br /> ornamental trees have been included along the Highway 169 <br /> frontage. This same type of landscaping improvement should <br /> also be included on the proposed development. <br /> • 5. All disturbed areas shall be sodded and irrigated as set forth in <br /> the PUD requirements. <br /> D. Pedestrian Circulation <br /> 1. The proposed plans include a 6 foot wide sidewalk extending to <br /> sidewalk along Freeport Avenue. This improvement is <br /> consistent with other developments in Elk Park Center which <br /> encourages pedestrian traffic throughout the project. <br /> E. Refuse Collection <br /> 1. The enclosure shall be designed with a masonry material that <br /> will complement the building. <br /> 2. The location of the trash enclosure should be positioned on the <br /> site to allow easy accessibility and minimize its visual <br /> appearance from Highway 169. <br /> 3. It is also recommended that the enclosure itself be designed to <br /> provide easy accessibility for delivering refuse to the enclosure. <br /> This is often accomplished by providing an entrance that can be <br /> IIIused without having to open the enclosure's gates. <br /> s:planning:pc:cu95-8 <br />
