<br />Page 9 <br /> <br />City Council Minutes <br />October 6, 1986 <br /> <br />e <br /> <br />Commissioner Temple indicated that the Planning Commission recommended <br />approval of the request for conditional use permit. <br /> <br />Mayor Hinkle opened the public hearing. <br /> <br />Lawrence Stevens indicated he owns property close to the proposed <br />building. He questioned what type of conditions the City places on metal <br />skinned buildings. He also voiced his concern regarding buffering with <br />trees. <br /> <br />The Building and Zoning Administrator indicated he felt that the zoning <br />ordinance should possibly be amended to allow industrial uses as a <br />conditional use in a commercial zone. <br /> <br />Mayor Hinkle closed the public hearing. <br /> <br />Councilmember Tralle questioned where the sign would be. Mr. Wright <br />stated it would be 20 to 30 feet from the road. <br /> <br />Councilmember Tralle questioned how many employees he would employ in the <br />warehouse portion of his business. Mr. Wright stated that there would <br />be possibly two or three employees. <br /> <br />e <br /> <br />COUNCILMEMBER GUNKEL MOVED TO APPROVE THE CONDITIONAL USE PERMIT <br />REQUESTED BY RONALD G. WRIGHT TO ALLOW AN ENCLOSED STORAGE BUILDING <br />WITH THE FOLLOWING STIPULATIONS: <br /> <br />1. THAT TRASH RECEPTACLES BE SCREENED. <br />2. THAT ALL PARKING AND DRIVE AREAS BE HARD SURFACED. <br />3. THAT ALL AREAS DISTRIBUTED BY DEVELOPING THIS LOT BE LANDSCAPED WITH <br />AT LEAST GRASS AND THAT MR. WRIGHT BE ALLOWED TO KEEP THE REMAINDER <br />OF THIS RATHER LARGE LOT IN NATURAL GRASSES AS IT EXISTS NOW. <br />4. THAT ONE PARKING SPACE FOR EACH 400 SQUARE FEET OF OFFICE SPACE BE <br />PROVIDED AND ALSO ONE PARKING SPACE FOR EACH EMPLOYEE IN THE WARE <br />HOUSE BE PROVIDED ON SITE. <br />5. THAT TWO ROWS OF CONIFERS BE PLANTED ON THE ENTIRE SOUTHERN BOUNDARY <br />OF THE SITE TO PROVIDE SCREENING BETWEEN THIS COMMERCIAL USE AND THE <br />ADJACENT RESIDENTIAL AREA TO TH SOUTH. <br />6. THAT MR. WRIGHT BE ALLOWED 72 SQUARE FEET OF FREE STANDING SIGNAGE <br />NOT TO EXCEED 10 FEET IN HEIGHT. <br />7. THAT THIS CONDITINAL USE PERMIT HAVE A ONE YEAR REVIEW TO ASSURE THAT <br />IT IS COMPATIBLE WITH THE ADJACENT RESIDENTIAL PROPERTIES. <br />8. THAT THE NORMAL HOUR OF OPERATON BE BETWEEN THE HOURS OF 7: 00 A.M. <br />AND 6:00 P.M. WHICH IS NOT TO INCLUDE INCIDENTAL TRUCK UNLOADING <br />AFTER THESE HOURS. <br /> <br />COUNCILMEMBER TRALLE SECONDED THE MOTION. THE MOTION PASSED 4-0. <br /> <br />e <br /> <br />It was the consensus of the City Council to authorize the City Staff to <br />look into Industrial uses as being considered conditional uses in <br />commercial zones. <br />
