If it is a decorative screen,then it must be shown <br /> on the drawings. <br /> d. Decorative walls shall be added to effectively screen the compactor and loading <br /> areas at the west side of Cub Foods. <br /> e. It was suggested that the curb cut between Cub and Building A (at Highland <br /> Road) be omitted, and that the curb cut at the south end of Cub (at 191st <br /> Avenue) be relocated further north to facilitate access to the loading dock. <br /> f. The west property line, between Menards and the existing residential property <br /> should be moved as far east as is acceptable to Medards. This creates a larger <br /> rear yard buffer for the residences. <br /> The fencing surrounding Menards lumber yard should be indicated on plan. In <br /> addition, it should be shown in elevation or thoroughly described for Planning <br /> Commission review. <br /> g. Screened trash enclosures shall be shown on plan. These must be added at <br /> Building C and Building E. <br /> h. Additional site development must be shown at the Wal-mart building. The plan <br /> should show Wal-mart's loading area, including where any doors, truck docks and <br /> trash (compactor) containers will occur. <br /> 4. Landscaping along southern property edge: <br /> • a. Screen/ security fencing should be shown along the entire property line, <br /> including around the ponding area. <br /> b. Plant material, specifically large trees and upright evergreens should be placed <br /> along the south side of the fence, adjacent to the play fields, not by the retail <br /> center. <br /> c. More effective screening will occur if larger, more vertical,trees are installed in lieu <br /> of many small shrubs. <br /> d. In general, the landscaping adjacent to Menards needs to be more fully <br /> developed. <br /> 5. Parking: <br /> Bill Webber felt that while the parking provided appears to be less than would normally be <br /> expected for a shopping center of this type, it exceeds the City's requirements. Rather <br /> than recommend more parking spaces, if the major tenants find the plan acceptable, no <br /> changes should be required. <br /> 6. Traffic: <br /> a. According to Bill Webber, the City would like to prohibit truck traffic from School <br /> Street. The revised plan appears to have minimized the potential for increased <br /> truck traffic west of Freeport on School and south of Freeport on Jackson. Only <br /> Cub and Wal-mart require deliveries from adjacent city streets. <br /> Sb. Tom Harrington suggested that the sidewalk in front of the shopping center be <br /> continued north to Freeport. Michael Shields noted that it was intended to do so. <br />
