Some of these <br /> trees can be moved to new locations on the site to supplement plantings <br /> as proposed on the landscape plan. <br /> Planting Plan <br /> Number of Trees: <br /> The Planting Plan is inadequate. While a significant number of trees are <br /> proposed (more than required by the Zoning Ordinance), it only represents <br /> a bare minimum relative to the total paved and built areas. Trees planted <br /> every 120 and 250 feet apart do not adequately reduce the visual impact <br /> of the large expanses of parking. Thus, the number of trees shown on the <br /> plan is inadequate. <br /> • Screening along Jackson Road: <br /> The visual screening of the rear of the project from Jackson Road and the <br /> neighborhood to the west is inadequate. The number and variety of <br /> overstory and ornamental trees and shrubs should be greatly increased in <br /> the private setback between the property line and the parking and truck <br /> dock areas along the west side. In addition, sodded, earthen berms four <br /> to five feet in height should also be used here. A low, wooden fence could <br /> be incorporated with the berming and planting. <br /> A new, more detailed landscaping plan for the entire western edge should <br /> be submitted. It should be coordinated with the grading plan and should <br /> include cross-section drawings to help explain it. A more successful screen <br /> can be achieved by using larger plant materials such as the evergreen trees <br /> in clusters, on 10-12 foot spacing. <br /> Southern Edge: <br /> The landscaping along the school property should be increased, especially <br /> in light of the fact that the access to the Menard's entrance will run along <br /> the southern side of Building E. <br /> iOther Locations: <br /> The planting plan for other locations is also inadequate. Shrub materials <br /> could be utilized at the access road from Highway 169, along entrance <br /> roads, building entrances,and other public areas. Screening is also needed <br />
