These open areas do not contribute to the appearance of the project <br /> nor buffer the site from the housing to the west. These areas should be <br /> totally redesigned to be more efficient and aesthetic. <br /> Southern Side <br /> The building and driveway along the southern edge (adjacent to the school <br /> site) is inadequate. The Zoning Ordinance requires at least a 40 foot <br /> setback for the building, while only 30 feet is provided. The driveway <br /> setback is only 10 feet, which is not enough to for adequate landscaping. <br /> A 100-foot-wide landscaping and ponding easement will be provided on <br /> the School District property. I think that landscaping and buffering should <br /> be provided on-site. In either case, the planting plan is inadequate. <br /> • <br /> Truck Docks and Loading Areas <br /> There would be truck docks for each of the three major tenants. The <br /> access and turning area of Wal-Mart and Menard's is shared and also <br /> seems to be much larger than needed. We recommend that this area be <br /> redesigned so that there is less pavement and that the associated green <br /> space is moved toward Jackson Road. It may also be possible then to <br /> reconfigure Menard's outdoor storage yard so as to leave more room along <br /> Jackson Road for future development. <br /> The truck docks and loading areas along the western side of the site are <br /> not adequately screened from the neighborhood to the west nor are the <br /> receiving areas behind Buildings A and E properly screened. <br /> Landscaping Plan <br /> Existing Vegetation <br /> Because of the rolling nature of the site and the intensity of the proposed <br /> development, it appears that nearly all trees within the property will be <br /> removed. <br /> • <br /> The site plan does not indicate the location and extent of the major <br /> overstory trees nor include an inventory by location, species -and <br /> approximate height and spread of significant evergreen and deciduous <br /> trees having calipers of six inches or greater.
