Earth berms should be used <br /> along the east and west sides of Freeport Ave. to minimize views to the <br /> large parking areas. There appears to be enough space between the <br /> sidewalk and the parking lot for a 3-4 foot sodded berm. <br /> There is no indication on the site plan whether the developer proposes to <br /> ask Mn/DOT to remove any trees in the highway right-of-way. We <br /> recommend that these trees, if any,be spared unless they are destroyed by <br /> grading. Since no vegetation analysis drawing was submitted, it is difficult <br /> to tell where the trees are. <br /> Other Landscaping Recommendations <br /> We have included a list of other recommendations for the landscaping plan <br /> in Appendix A. <br /> . Facade Materials <br /> • <br /> A building facade design has been proposed that will make the project <br /> appear as a coordinated unit, except for the outlot buildings, which will <br /> have individual designs dictated by the franchise. The basic materials are <br /> rock-face concrete block, face brick, decorative glazed concrete block and <br /> prefinished metal canopies. Colors should be proposed for City approval. <br /> The materials on the rear sides of the buildings will be the same rockface <br /> block as used on the front along with decorative, colored banding. <br /> Minimum standards for the materials for outlot buildings should be <br /> submitted for City review and approval. <br /> In front of the parking lot between Cub Foods and Wal-Mart there will be <br /> a wrought iron fence with a low wall and pilasters made of the same <br /> materials as the building facades. <br /> Signs <br /> Wall Signs <br /> . The building facade design has created a "sign band" which will guide the <br /> placement of walls signs. It is not clear whether the tenants will be <br /> required to install signs with individual back-lit letters or whether they will <br /> be able to use the less attractive back-lit plastic panels. We recommend the <br /> use of the individual letters. This information should be submitted for <br /> City review prior to final approval and made part of the Developer's <br />
