THE MOTION CARRIED 4-0. <br /> <br />5.11.Variance Request/Moyer & Weicht Investments Corp./Public Hearing <br />5.12.Preliminary Plat Review/Moyer & Weicht Investments/Public Hearing <br /> <br />Mayor Gunkel indicated that Moyer & Weicht Investment Corporation is <br />requesting a variance for a 10 foot encroachment on the 30 foot minimum <br />lot width requirement for R-2B zoned townhouse lots. This encroachment <br />would be on lots 2.3.6.7.10. and 11 in the proposed Proctor One Plat. <br />Proposed are three four unit townhouse buildings with each being 20 feet <br />wide. <br /> <br />Also requested is a variance for a 2 foot encroachment on the 22 foot <br />minimum dwelling width requirement for all twelve dwelling units. <br /> <br />e <br /> <br />Planning Commission representative. Arlon Fuchs. indicated that the <br />Planning Commission recommended denial of the two foot encroachment on the <br />minimum 22 foot dwelling width requirement. He also noted that the <br />Planning Commission also recommended denial of the 10 foot encroachment on <br />the minimum 30 foot lot width. however. they did recommend an 8 foot <br />encroachment on the 30 foot minimum lot width for lots 2.3.6.7.10 and 11. <br /> <br />The Building and Zoning Administrator indicated that the proposed Proctor <br />One Plat will contain 12 lots and lie within a R-2B zoning district. He <br />indicated that the 12 lots are proposed to be served with City sewer and <br />water. The road to the plat will be a private drive. Also noted was the <br />the fact that the Fire Chief is recommending that this drive be designated <br />no parking for use as a fire lane. <br /> <br />Planning Commission Representative. Stewart Wilson. indicated that the <br />Planning Commission spent much time discussing parking. He stated it was <br />felt that since some of the units could be rental units. there may not be <br />enough parking available. <br /> <br />Mayor Gunkel opened the public hearing at this time for the variances <br />requested and for the preliminary plat review. <br /> <br />e <br /> <br />Mr. Weicht presented the Council with a new site plan which takes into <br />consideration the Planning Commission's concern regarding parking. The <br />new site plan showed increased parking. Mr. Weicht also stated that he is <br />still requesting the 2 foot and 10 foot variances. <br />
