Administrative Subdivision Request by Art Hidde/Public Hearing <br /> <br />Mayor Tralle indicated that Art Hidde is requesting an administrative <br />subdivision to split an approximate two acre parcel of land into two one <br />acre parcels located on Outlot B of Island View 2nd Addition. <br /> <br />Steve Bjork, Zoning Assistant, indicated that the property is located in <br />an R-lb zone and that both proposed sites appear suitable for on site <br />septic and building. He further indicated that the City requires future <br />overlays to be shown on the site plan for each lot and further indicated <br />that the applicant has shown the overlays on the site plan. <br /> <br />Mayor Tralle opened the public hearing. There being no one for or <br />against the matter, Mayor Tralle closed the public hearing. <br /> <br />COUNCIL MEMBER HOLMGREN MOVED TO APPROVE THE ADMINI STRATlVE SUBDIVI SION <br />REQUESTED BY ART HIDDE TO SPLIT A TWO ACRE PARCEL OF LAND INTO TWO ONE <br />ACRE LOTS LOCATED IN OUTLOT B OF ISLAND VIEW 2ND ADDITION, WITH THE <br />FOLLOWING CONDITIONS: <br /> <br />1. THAT THE APPLICANT PAY THE NECESSARY PARK DEDICATION FEES. <br /> <br />e <br /> <br />2. THAT THE APPLICANT SIGN THE FUTURE OVERLAY STATEMENTS WHICH WILL BE <br />RECORDED WITH THE PROPERTIES. <br /> <br />3. 'I'HAT A FIVE FOOT SIDE YARD SETBACK BE MAINTAINED FROM THE EXISTING <br />BUILDING TO THE PROPOSED LOT TO THE NORTH. <br /> <br />4. THA'I' A DRAINAGE EASEMENT BE PROVIDED ON THE NORTH PORTION OF THE <br />PROPERTY. <br /> <br />COUNCILMEMBER DOBEt SECONDED THE MOTION. THE MOTION CARRIED 5-0. <br /> <br />4.4. Zone Change Request by Erwin Specht/Public Hearing <br /> <br />Mayor Tralle indicated that Erwin Specht is requesting a zone change from <br />I-l/Light Industrial to C-3/Highway Commercial for property located in <br />that part of the NW~ of the NE~ lying northeasterly of the northeasterly <br />right-of-way of u.s. Highway 10 in Section 14, Township 32, Range 26, <br />Sherburne County, Minnesota. <br /> <br />Planning Commission representative, Bob Morton, indicated that the <br />Planning Commission recommended approval of the zoning request because <br />both I-I and C-3 zoning would be compatible with the area. <br /> <br />Mayor Tralle opened the public hearing. There being no one for or <br />against the matter, Mayor Tralle closed the public hearing. <br /> <br />e It was the Consensus of the City Council to zone change the property to <br />C-3 as there was an error made in the land use map. <br />
