<br /> <br /> Page 18 <br />Ministorage means an enclosed storage facility containing multiple individual units used solely for <br />the storage of personal property. These units are intended to be leased or rented to private <br />individuals. This facility is not intended to be used for commercial or industrial storage, nor shall the <br />storage of flammable liquids or other hazardous materials be permitted. <br />Mobile home means a factory-built single-family detached dwelling which is equipped with <br />necessary service connections, is designed for year-round occupancy with or without a permanent <br />foundation, and is moveable as a unit, but is not a manufactured home. A travel trailer is not a <br />mobile home. <br />Mobile home park means a parcel of land so designated and improved with utilities, parking paths, <br />walks and access roads to accommodate mobile homes. <br />Model home means a home which is similar to others in a development and which is open to <br />public inspection for the purpose of selling the other homes. The inside and outside appearance <br />must remain as a home. <br />Motel means a building or group of buildings in which accommodations are provided to <br />transient guests, offered to the public for compensation, and in which access to and from each room <br />or unit is through an exterior door. <br /> <br />Motor vehicle means any self-propelled vehicle designed primarily for transportation of 15 or <br />fewer passengers or goods on land or water. <br /> <br />Motor vehicle repair shop means a place where the sale of parts and accessories and the servicing and <br />repair of motor vehiclesautomobiles are conducted. Repair of motor vehiclesautomobiles shall <br />include, but is not limited to, uses permitted for motor vehicle service stations, radiator repair, major <br />mechanical and body work, straightening of body parts, painting, welding, storage of inoperable <br />automobiles, and overhauling of engines. Motor vehicle repair shop shall meet the following <br />conditions: <br />a. All repair services shall be conducted inside the building; <br />b. Merchandise shall be stored inside the building; <br />c. All damaged vehicles stored on the premises shall be stored within an area which is screened <br />by a six-foot high 100 percent opaque fence constructed of factory finished metal or vinyl <br />material; <br />d. The building shall comply with the material requirements of this section, and 30 percent of <br />any building face and all overhead doors facing any public street shall be constructed of glass <br />material; <br />e. No sales or display of merchandise outside the building; <br />f. The building shall be a minimum of 15,000 square feet. <br /> <br />Motor vehicle sales and service means any facility that sells and/or performs maintenance on motor <br />vehicles, trailers, and implements. <br />Motor vehicle service station means a place where gasoline or other automobile engine fuel stored <br />only in underground tanks, kerosene or motor oil, and lubricants or grease for operation of motor <br />vehicles are sold directly to the public on the premises, including the sale of minor accessories and <br />the servicing and minor repair of automobile. Minor repairs shall include tire servicing and repair, <br />replacement of mufflers with incidental welding, greasing and lubrication, and minor motor
