Parking <br />The site will be providing 28 parking stalls for parking of trucks from the Beaudry Oil & Propane fleet. <br />There will also be 4 parking stall for employee and customer parking, which meets the ordnance <br />requirements. <br />The site will need to comply with Chapter 57 of the MN State Fire Code with the possibility of parking <br />tanked vehicles longer than allowed by code. <br />Grading/ Drainage <br />Stormwater treatment for the site will be directed to a new pond, which will be constructed on the outlot <br />north of the proposed truck maintenance facility. <br />Landscaping <br />Per the city ordinance, 31 trees are required with the development of the property. The submitted <br />landscape plan shows 30 trees. An updated landscape plan must be submitted. The CUP condition of a <br />compliant landscape plan will be removed if one is received prior to the City Council meeting. <br />Screening <br />Section 30-905 of the city code requires overhead doors be screened from view from the public right-of- <br />way, public facility, or residential district or use. The site and architectural plans show overhead doors <br />along the east side of the facility, facing Proctor Road. A six foot opaque fence must be installed to screen <br />the doors from view in the public -right-of-way. <br />Applicable Regulation <br />Plat <br />Approval of a plat may only be ordered if the following findings have been made, as outlined in Section <br />30-375: <br />(1) The proposed subdivision is consistent with the Zoning regulations (article VI of this chapter)) and conforms in <br />all respects with all requirements of this Code,including the honing regulations and this article. <br />The property is zoned I2 and the proposed subdivision is consistent with the zoning <br />regulations outlined in the city code and approved plans. <br />(2) The proposed subdivision is consistent with all applicable general and speciali.Zed city, county, and regional <br />plans, including, but not limited to, the city's comprehensive development plan. <br />The proposed subdivision does not conflict with any city, county, or regional plans, including <br />the Comprehensive Plan. <br />(3) The physical characteristics of the site, including but not limited to topography, soils, vegetation, susceptibility to <br />erosion and siltation, susceptibility to flooding and drainage are suitable for the type and density of development <br />and uses contemplated <br />The site is suitable for the proposed development. <br />(4) The proposed subdivision makes adequate provision for water supply, storm drainage, sewage transportation, <br />erosion control and all other services, facilities and improvements otherwise required in this article. <br />The subdivision has adequate provision for all of these facilities. <br />\\dc3-elks\shared\Departments\Community Development\Planning\Case Files\CUP\CU 17-36 New Resources (Beaudry)\4Planning <br />Commission\CU 17-08 sr PC 11-28-2017.docx <br />
