19 <br />Value Engineering <br />In our role as Construction Manager, we know it is our job to provide as many <br />cost-saving ideas that are available for the team’s evaluation for implementation. <br />From our experience with ice arena facilities we understand where costs can be <br />reduced, without sacrificing the function of the building, or the vision and design <br />intent of the client and architect. Historically our value engineering process has <br />saved 9 - 13% in value between schematic design and construction document <br />completion. <br />For a large-scale project like the Elk River Ice Arena and Lion John Weicht Park <br />Facilities, our experience can help the City reach potential cost savings in the <br />range of $1.8 million to $2.6 million. <br />Constructability Reviews <br />At RJM we have a proactive mindset and we continuously seek ways to enhance <br />design to arrive at the most efficient and highest quality installation. At each <br />phase of design, RJM will engage our internal quality control team to review all <br />aspects of design and make suggestions to 292 Design Group for minor design <br />modifications. Offering these changes prior to bidding will facilitate more accurate <br />bids from the contractors, making for a smooth installation and ultimately, a higher <br />quality finished product. <br />Building Information Modeling (BIM) <br />RJM has the capability to develop three-dimensional models on projects <br />to simulate the real world building process. Our BIM Specialist, Jake Fisher, <br />collaborates with the entire project team, providing value in systems analysis <br />and constructability reviews, enabling the team to make more informed decisions <br />regarding the design, systems, efficiency and quality of a project. <br />RJM used BIM for the Elk River Public Works project when laying out the <br />equipment in the mechanics garage. We modeled the entire department and <br />virtually laid out all power runs.
