18 <br />Project Administration <br />Pre-Construction <br />Estimating Techniques <br />The Elk River ice Arena and Lion John Weicht Park Facilties project construction <br />budget is $20 million with a total project budget not to exceed $25 million. <br />Budget is a driving concern in ensuring the best possible value is achieved. As the <br />design progresses, we provide continual, real-time cost evaluations so that the <br />cost impact to design choices are immediate. Being proactive in this process saves <br />critical time and costs, helping the architect understand budget impacts before <br />designs are complete. <br />At the core of our pre-construction team is our staff of eight full-time estimators. <br />This team ensures estimates are accurately completed in a timely fashion without <br />the daily distractions of project management. Estimating is a continuous process <br />for RJM Construction—as early as possible we will quantify work items and apply <br />unit costs. <br />We start with an overall conceptual budget, followed by a schematic design <br />budget and a design development budget. <br />The RJM Difference <br />Our team also provides a final estimate at 95% completion of the design. The <br />intent of this final estimate is to confirm the 95% drawings and specifications <br />align with the budget and that we have 100% subcontractor support to prove it. <br />This final confirmation allows us to accurately track where the final bids will be <br />when received.
