<br /> capacities in the area, staff has no concerns with traffic. The applicant has also submitted a traffic
<br /> assessment which concludes that"the proposed Casey's General Store appears to be an appropriate use
<br /> from a traffic safety and operations standpoint to build on the site." The city engineer has reviewed the
<br /> assessment and concurs with the findings made in the report.

<br /> During the public hearing a number of residents spoke in opposition to the proposed gas station.
<br /> Numerous concerns regarding traffic and safety, site lighting,headlights,parking, and distances from
<br /> residential uses were discussed. Residents state that drivers are currently using Yale Street as a shortcut to
<br /> crossing Highway 10 at 171"Ave, and that the addition of a gas station would exacerbate the traffic issues
<br /> in the area. Casey's had a traffic assessment completed to evaluate the impacts to the specific area,which
<br /> concluded that"the proposed Casey's General Store appears to be an appropriate use from a traffic safety
<br /> and operations standpoint to build on the site." The city engineer has reviewed the assessment and
<br /> concurs with the findings made in the report.
