Traffic entering the site will use one of two <br /> entrances, and traffic exiting the site will use the one exit to Yale St. Based on the roadway design and <br /> capacities in the area, staff has no concerns with traffic. The applicant has also submitted a traffic <br /> assessment which concludes that"the proposed Casey's General Store appears to be an appropriate use <br /> from a traffic safety and operations standpoint to build on the site." Residents state that drivers are currently using Yale Street as a shortcut to <br /> crossing Highway 10 at 171"Ave, and that the addition of a gas station would exacerbate the traffic issues <br /> in the area. Casey's had a traffic assessment completed to evaluate the impacts to the specific area,which <br /> concluded that"the proposed Casey's General Store appears to be an appropriate use from a traffic safety <br /> and operations standpoint to build on the site."
