13. Expand easement areas anywhere street drainage/ditch systems drain outside of
proposed 10' front yard easement.
5. Aquaponics
1. Will need to review a formal detailed site plan with elevations when prepared.
6. Fence
1. Add language that states the City reserves the right to filed review sight distances on
curved lots to be sure the fences stay clear of road users sight lines.
7. Outlot B, Parkview Addition
1. No concerns or issues with the application as proposed.
8. Brewing
1. No concerns or issues with the application as proposed
9. Hillside
1. Erosion control plans do not show any erosion control devises.
2. Detail SMH 16 as a drop structure. Include standard detail.
3. Detail where the utility installation ends on 195th Avenue.
4. Add storm sewer catch basins on the end of curb on Carson Court.
5. Provide vertical curves between grade changes on Baldwin Street.
6. Transition between existing curb and proposed street at north end of Balwin Street
must be tangent and look like a continuous curve. May have to remove some
existing curbing to assure this is done adequately.
7. Structures on the Baldwin Street profile are extended above the street surface.
8. Shift SMH 17 west to assure 10' separation with existing storm line.
9. Water system comments shall be provided by ERMU
10. Assure grade on existing sanitary sewer coming from EX SHM 11 matches the
proposed extension. This line must pass a mandrel test.
11. Provide completed development plan that includes all required information.
10. Satellite Shelters
1. Any proposed uses on this site will require the final platting of the lot. At such time,
the adjacent streets should be constructed to the current City of Elk River Design
Standards. This shall be incorporated into this plan set for our review and approval
or a completely separate plan for the public infrastructure will need to be generated
and approved before this site plan will be reviewed further.
11. Casey's
1. Right in access off 171"Avenue will need to be shifted west. The access point will
not be allowed any closer to TH 10 than the opposing access point across 1715`
Avenue to the south. We will likely support more restrictive comments that
MnDOT has relating to this access.
2. Shift west driveway entrance north to not affect existing catch basin in the roadway.
3. Grade break or storm water collection needs to be added to assure on site drainage is
not directed out of the west access point on to the public right-of-way.
