5. Exterior Construction <br />a. Front steps are not code compliant for rise to threshold. <br />b. Front door does not have code required flashing. <br />c. Windows are rotting allowing for water intrusion contrary to code. <br />d. Siding is damaged and in need of paint. <br />e. Windows do not comply with code for flashing. <br />f. Roof rafters appear to be compromised and in need of repair. <br />g. Southern door step to threshold does not comply with code for maximum height. <br />Description of Code Deficiencies <br />1. Light fixture on the second floor needs to be installed properly to comply with code. <br />2. The dryer vent needs to be installed properly to comply with code. <br />3. The HVAC system needs to be replaced to comply with code. <br />4. Code compliant smoke detectors need to be installed. <br />5. Code required carbon monoxide detectors need to be installed. <br />6. Code required AFCI electrical outlets need to be installed. <br />7. Ungrounded electrical outlets need to be replaced to comply with code. <br />8. Windows need to be replaced to prevent water intrusion per code. <br />9. The stairway to the second floor is not code compliant for rise and run of treads. <br />10. Southern entrance steps need to be modified to comply with code for proper rise. <br />11. Flashing needs to be installed above all exterior doors and windows to comply with code. <br />Overview of Deficiencies <br />This single- family dwelling needs repair /repainting of both interior and exterior surfaces. The carpeting <br />should be replaced. Electrical code issues include, improper installation of light fixtures, and ungrounded <br />electrical outlets. The dryer vent should be replaced to comply with code. Code requires proper installation <br />of smoke detectors and carbon monoxide detectors. Windows should be replaced to comply with code to <br />prevent water intrusion. The interior stairway should be modified to comply with code required rise and run <br />of stair treads.
