All slopes intended to be maintained in ponding or other public spaces shall not exceed a 3:1 slope <br /> (horizontal:vertical) 4:1 is preferred. <br /> Agree,there are no slopes greater than 3:1 throughout the mass grading plan.The slopes surrounding Infiltration <br /> Basin 8 are 4:1,see sheets C4.04 and C4.05 of Site Grading,Drainage & Erosion Control Plans for Miske Meadows <br /> and River Park Fourth Addition. <br /> 9. Temporary cul-de-sacs are required on all street ends. <br /> Per agreement with Engineering,all future intersecting roads with Ivanhoe Street will end at the curb radius;the <br /> only proposed temporary cul-de-sac is at the south end of Ivanhoe Street. <br /> 10. As shown this plan proposes a dead end in excess of the allowable 700-foot city standard. The new <br /> connection must be made out to County Road 40 through Miske Meadows before building will be <br /> allowed along Ivanhoe Street south of Station 15+00. <br /> Issue being worked on by Paxmar and the City regarding lots south of 15+00 once construction commences on <br /> 190th Avenue NW. Terms of such agreement will be spelled out in the Development Agreement. <br /> 11. All Emergency Overflows (EOF) must be protected with drainage and utility easements <br /> All emergency overflows are located with drainage and utility easements as indicated on the Final Plat <br /> 12. All adjacent grading in Miske Meadows effecting backyard drainage, EOFs, etc. must be completed <br /> before building construction will be allowed on the parcels in this development. <br /> PAXMAR understands that ponding and drainage needed specific to lots in question for certificate of occupancy,not <br /> building permit issuance.River Park Fourth and adjacent lots within Miske Meadows will be mass graded at the <br /> same time. All storm sewer for each block within River Park Fourth will be constructed and outleted into completed <br /> Infiltration Basins 8 or 11,or into temporary HDPE pipes to temporary sedimentation basins within Miske Meadows. <br /> 13. Provide additional detail in final plans showing intersection grades and drainage. <br /> See plan view of the Street plan and Profile sheets for curb elevations at each intersection. Additional detail may <br /> be added prior to Construction Documents. <br /> 14. Adjacent downstream utilities needed in Miske Meadows must be shown as proposed within this plan. <br /> In some instances, these are shown as existing infrastructure on this plan but those facilities are not in <br /> place nor have they been reviewed or included in approved plans. <br /> All storm sewer within River Park Fourth will be constructed and outleted into completed Infiltration <br /> Basins 8 and 11 or into temporary HDPE pipes to temporary sedimentation basins within Miske <br /> Meadows.
