Cluster all mailboxes <br /> Cluster mailbox location shown on landscape plan,location subject to change with approval of USPS. <br /> 2. All corner lots must maintain a buildable area of 50 feet wide for all areas within approved setbacks. <br /> Implemented. See Final Plat Setback Exhibit,Block 2 was re-designed based on dimension sketch provided by <br /> Planning Dept. <br /> 3. All large single-family lots shall be a minimum of 70 feet wide at the setback line. Please amend block <br /> two to reflect comments two and three. <br /> Implemented. See Final Plat Setback Exhibit,Block 2 was re-designed based on dimension sketch provided by <br /> Planning Dept. <br /> 4. Is the end use of the parcels along 188th Ave single-family uses outside of an HOA? <br /> Yes,all lots fronting on 188th Avenue are FUTURE 65'-70'single family lots and do not require an HOA. <br /> 5. Two overstory trees in the boulevard area and one additional tree in the front yard of each single- <br /> family home are required.A minimum of one overstory and one ornamental tree per lot are shown on the <br /> landscape plans per Sec 30-934,(c). Except on Block 2,this is matching Miske Meadows. <br /> Engineering and Stormwater <br /> 6. Final plans should fully detail proposed street and utility improvements on plan profile sheets. <br /> The submitted plan set contains utility and street plan & profile sheets. <br /> 7. Power poles are going to look out of place on a large hill. Work with power supplier to lower the poles <br /> so they will meet adjacent grades. <br /> The site grading near the power poles has been revised significantly to reduce the appearance of the power poles <br /> sitting up on unsightly hills,see sheets C4.04 and C4.05 of Site Grading,Drainage & Erosion Control Plans for Miske <br /> Meadows and River Park Fourth Addition. Developer meeting scheduled with XCEL transmission on future amended <br /> grades. <br />
