PAXAIAR„., <br /> An updated wetland delineation will confirm boundary edges for this plat and rear yards <br /> requiring buffer discussion for structure setbacks at the south end of Ivanhoe Street. <br /> B. Location and Brief Parcel History <br /> In April of 2016, we closed on three Outlot parcels from Lennar Corporation. Due to the <br /> lack of written plat extension requests by Lennar to Elk River to allow the previous <br /> preliminary plats to stay in force, this portion of neighborhood requires a"renewal"of <br /> the preliminary plat documents. A companion final plat is submitted at the same time to <br /> move forward those lots fronting on Ivanhoe street to final construction. The lots applied <br /> for final plat approval are substantially similar to prior approvals, and most have services <br /> already installed. <br /> Lennar Homes of Minnesota and their underlying project LLC entities,assigned the <br /> zoning rights of 3 Outlots bearing the River Park Plat Name with 121 previously <br /> approved dwelling units. The still in force PUD includes 52 SF Dwelling units planned <br /> in this central pocket of the master plan. Lots were 65' wide to 75' on average,with <br /> several wider near the power lines. Ponding was partially completed for several pockets <br /> of this phase. 34 sets of sanitary and water service stubs to proposed lots are complete <br /> but no underground utilities of electric and gas were installed. Portions of the street <br /> storm sewer were also completed, and all that remains are sewer and water services for <br /> the corner lots and the placing the final curb, gutter, pavement and sidewalks. We are <br /> looking to add a few services from the laterals in Ivanhoe instead of the side streets with <br /> the new plan. <br /> About 10 different single family lots were created in the Lennar Plan set that crossed over <br /> parcel lines to the Miske Meadows plat. <br /> C. Zoning & Land Use <br /> Plans are consistent with PUD zoning and land use for a residential neighborhood. No <br /> change to land use is proposed. <br /> D. Project Description <br /> Single Family lots- home sites <br /> The River Park Neighborhood was approved with a variety of housing types. This phase <br /> has two of the single family lot types. 65' and 75' minimum lot width averages. <br /> The submitted plat solves some transition areas between Miske Meadows and these <br /> outlots with improved lot layout, preserving previous infrastructure for reuse. <br /> 3495 Northdale Blvd. NW <br /> Suite 210, Coon Rapids, MN 55448 <br /> (763)753-6176 <br />
