PA AVRac <br /> The lots in this phase were all Full Basement capable, with flat, lookout and walkout <br /> types proposed throughout. Some lots will also become full basement with SE WO O grade <br /> adjustments. These lot grade shifts will allow for future creativity by our homebuilder <br /> clients. <br /> Multi family lots <br /> 43 attached townhome lots were preliminary platted on lands west of the single family <br /> lots to Trott Brook creek and the future road connection to Twin Lakes neighborhood. <br /> We are not preparing any new plans for this area at this time, but will preliminary plat <br /> solutions in the next 12 to 24 months to review with staff and the City Commissions. <br /> E. PUD amendment <br /> None required <br /> F. Development Standards <br /> No changes to housing standards are proposed <br /> G. Project Phasing <br /> The lots on Ivanhoe will be built in one to two construction phases depending on the <br /> weather, starting as early as late August, based on planning submitted. This allows for <br /> construction to be completed ahead of the City October 31 deadline for concrete work. <br /> Several lots on the preliminary plat that do not front directly on Ivanhoe Street will not be <br /> final platted into lots, but will remain in new outlots for future neighborhood phases <br /> blended with the Miske Meadows phases that abut. <br /> III. NATURAL RESOURCES <br /> A. Wetland Delineation <br /> Update required and underway by Sambatek. Original lines approved by prior Council <br /> were placed on the plat of Outlot A, River Park and will be compared to the new lines. <br /> Several of the temporary storm ponds will be reviewed for exclusion from wetland <br /> declaration, and several wetland mitigation areas built by Lennar will be confirmed in <br /> place.
