Planning Commission recommended conditions <br /> 1. A PUD agreement shall be developed and signed by both parties prior to issuance of a <br /> building permit. <br /> 2. Addition of a bituminous trail connecting Johnson Street with Ivanhoe Drive south side <br /> of the identified stormwater basin and green space,to be constructed by the developer <br /> and maintained in perpetuity by the homeowners association. <br /> 15. Addition of a bituminous trail connecting Fillmore and Edison Streets within the <br /> identified access easement and generally north of the detached townhome lots,to be <br /> constructed by the developer and maintained in perpetuity by the homeowners <br /> association. <br /> 16. Staff approval of a updated drainage and utility plans and calculations based on the site <br /> plans dated April 19, 2016. <br /> 17. Staff approval of all required plans based on the site plan dated April 19, 2016. <br />
