• A search of the Sherburne County records revealed a Road Order for <br /> 171st Avenue dated April 5, 1938. The order described a cartway three rods <br /> (49.5 feet) wide from T.H. 10 to the Burlington Northern Railroad. A copy <br /> of the Road Order is included in the rear of this report. No other <br /> documents describing road right-of-way on 171st Avenue were located. To <br /> construct the proposed improvements on 171st Avenue it will be necessary to <br /> acquire additional right-of-way. A minimum of 66 feet is necessary which <br /> will require an additional 19.5 feet of right-of-way. <br /> Any upgrading of 171st Avenue should eventually be connected to Ulysses <br /> Street to the north in the Rail "10" development. Additional right-of-way <br /> to accomplish this connection will be necessary in the future. <br /> COST <br /> • <br /> The estimated costs of the proposed improvements are presented in the <br /> following table. The estimated overhead items such as; City administration, <br /> engineering, construction staking and inspection, fiscal and legal costs <br /> have been estimated at 28 percent, as detailed in the City's Assessment <br /> Manual . Land acquisition costs for the ponding area have been included but <br /> those for right-of-way costs have not.
