It is understood that property located on the south side of 171st
• Avenue and adjacent to the railroad tracks may be developed into a trunking
terminal . Therefore, the proposed street improvements consist of a 46 foot
wide 9-ton commercial roadway with concrete barrier curb and gutter. This
is in accordance with the City's Design Standards adopted on March 6, 1989.
Minimal widening of the street may be necessary at the intersection of T.H.
10 to facilitate turn lanes in each direction. The anticipated street
section would consist of 9 inches of aggregate base and 3-1/2 inches of
bituminous surfacing. Soil borings would be required during the design
phase to verify this street design.
The existing street section consists of a bituminous surface
approximately 24 feet wide from T.H. 10 to 300 feet east. The remainder of
the roadway is a sand surface approximately 18 feet wide.
Approximately 1000 feet east of T.H. 10 there are two Northern Natural
• Gas pipelines which cross 171st Avenue. These cross at a high point in the
roadway. Any lowering of grade at this point would result in a very
expensive lowering of these pipelines. It is anticipated a four foot cut in
grade at this point would result in a $100,000 cost for lowering the
pipelines. Therefore, the grade of the roadway will result in low points on
both sides of the pipeline crossing served by storm sewer.
The proposed storm sewer and street improvements are shown on Exhibit 3
and the proposed street section is shown on Exhibit 4. The estimated
project costs are presented in the cost section.
PERMITS AND LAND ACQUISITION
The only permit necessary will be from the Minnesota Department of
Transportation for work in their right-of-way at the intersection of T.H.
• 10.
3
