• STORM DRAINAGE <br /> There is no formalized storm drainage system in place in this portion <br /> of the City nor are there plans for such a system. The only existing <br /> development along 171st Avenue is at the intersection with T.H. 10. The <br /> runoff from these developed properties currently flows to a low area on the <br /> south side of 171st Avenue and east of Houle Oil . <br /> This low area currently used for storm drainage does not appear to have <br /> an outlet. It also is not a designated protected water or wetland. A <br /> search of the County records did not reveal any drainage easement over this <br /> area. <br /> The proposed storm drainage system is to continue to collect runoff and <br /> convey it to the same low area. Since there is no outlet to the area, the <br /> ponding area will be sized to contain the runoff from a 100 year, 24 hour <br /> • rainfall event. It is assumed acquisition of sufficient property to <br /> construct the ponding area will be possible. <br /> If ultimately the T.H. 10 corridor is developed with City sanitary <br /> sewer and water a comprehensive storm drainage system will also be needed. <br /> This proposed ponding area could be tied into such a system and eventually <br /> outlet to the Mississippi River. <br /> STREET IMPROVEMENT <br /> The zoning of the property adjacent to 171st Avenue consists of C3 <br /> Highway Commercial along T.H. 10; I1 Light Industrial north of 171st Avenue; <br /> and Ria Single Family Residential south of 171st Avenue.
