WHAT Is THE CURRENT BUSINESS ENVIRONMENT? <br /> ) <br /> ) <br /> COMMUNITY WORKSHOP <br /> The exercises in this step are fun and very informative when done as a community workshop. <br /> ) <br /> Also,a forum where local business and property owners can share information about current <br /> ) market trends will help to spur community involvement and investment in the market analysis <br /> ) project.To prepare for a workshop the team will need: • <br /> • maps of downtown as described in Physical Environment#1 <br /> • the map should have business names noted on the buildings <br /> ) • a supply of markers and colored pencils <br /> ) <br /> ) At the workshop,participants should be divided into five groups using the exercises in this <br /> ) section: <br /> • Physical Environment <br /> • Downtown Anchors <br /> ) • Business Clusters <br /> ) Give the groups maps and markers and 45 to 60 minutes to analyze downtown using their <br /> ) • assigned exercise.Have each group present their results,and discuss similarities and differences <br /> ) in each group's conclusions. A tremendous amount of good market information will be <br /> discussed,so be sure to video tape the presentations or have a team member act as a recorder. <br /> ) PHYSICAL ENVIRONMENT <br /> ) Physical characteristics have a great impact on a customer's conscious and unconscious <br /> shopping behavior.For example,customers may not walk past a vacant building to get to the <br /> businesses on the next block,a busy street may divide the community's downtown into two <br /> I separate retail areas,or the pedestrian path between the employee parking lot and city hall may <br /> provide a special business opportunity—such as a coffee shop. <br /> ) <br /> To Do: <br /> 1. - Find or develop a downtown base map.Include: <br /> ) • building footprints <br /> • parking lots,parking structures,on-street spaces <br /> • location of major buildings and institutions <br /> • street patterns and highways <br /> • key physical features such as parks and rivers <br /> • <br /> 4 <br /> STEP BY STEP MARKET ANALYSIS-3 <br /> 4 <br /> 4 <br />
