Planning Commission Minutes Page 3 <br />April 28, 2015 <br />Motion by Commissioner Larson-Vito and seconded by Commissioner Johnson to <br />recommend approval of the request by Morrell Companies for a Conditional Use <br />Permit to establish the PUD, Case No. CU 15-04, with the following conditions: <br />1.The Conditional Use Permit is not a building permit and the applicant must <br />apply for and receive approval of required building and sign permits before <br />construction may begin. <br />2.The building shall meet all building and fire codes. <br />3.The Fire Chief shall verify the location of all fire hydrants, and may require <br />additional hydrants necessary to preserve the health and safety of the residents. <br />4.The applicant must apply for and receive approval of all required sign permits <br />before signage may be installed. <br />5.Land use amendment approval. <br />6.All comments in the comment letter dated April 17, 2015 shall be addressed. <br />7.All sources of artificial lights shall be so fixed, directed, designed or sized that the <br />minimum subtotal of their illumination will not increase the level of illumination <br />on any nearby residential property by more than 0.1 footcandle in or within 25 feet <br />of a dwelling or by more than 0.5 footcandle on any part of the property. <br />8.All driving areas and parking areas shall be bounded by B612 concrete curb and <br />gutter. <br />9.The building shall be designed to screen equipment located on the roof of the <br />building or shall be located in such a manner so that it cannot be seen from the <br />adjacent public street, public path/trail. <br /> <br /> The motion carried 5-0. <br /> <br />4.2a Request by Dave Markquart Enterprises (Skeeter Boats) for L <br />Amendment to change the land use of property located at 173654 Zane <br />Street from FAST (The Point) to Highway Business, Case No. LU 15-02 Ï <br />Public Hearing <br />4.2b Request by Dave Markquart Enterprises for Conditional Use Permit for boat <br />sales, Case No. Cu 15-07 <br /> <br /> Mr. Carlton stated that the applicant has requested more time and this item be continued to <br />the May 26 Planning Commission meeting. <br /> Chair Johnson opened the public hearing.
