Planning Commission Minutes Page 2 <br />April 28, 2015 <br />Chair Johnson asked where the roundabout was being proposed. Mr. Leeseberg explained <br />the proposed location. Mr. Morrell stated that it was his understanding that the roundabout <br />proposal was removed. Councilmember Burandt stated that was cor <br />decided not to pursue the roundabout proposal. <br /> <br />Chair Johnson opened the public hearing. <br /> <br />st <br />Terry Morrell, 10752 171 Avenue, applicant, stated that he is the third generation in th <br />family business, and this site will be their fourth Elk River location. He stated that he has <br />been working on this project for 18 months and has met with staf <br />discuss this project. He noted that the builder is here to answ <br />Commission may have for him. <br />Chair Johnson asked if the applicant had any concerns with trans <br />Comprehensive Plan. He noted that certain loads will not b <br /> <br />There being no one else to speak to this issue, Chair Johnson closed the public hearing. <br /> <br />Chair Johnson stated that even though the FAST plan and the Comprehensive Plan had a <br />different use for this property, he felt the existing business should be allowed to expand. <br /> <br /> Motion by Commissioner Johnson and seconded by Commissioner Larson-Vito to <br />recommend approval of the request by Morrell Companies for a zone change from <br />Business Park to PUD. Motion carried 5-0. <br /> --------------------- <br /> Chair Johnson opened the public hearing for the Conditional Use Permit request by Morrell <br />Companies. <br /> <br />st <br /> Terry Morrell, 10752 171 Avenue NW, stated that he felt the bike path will make the <br />parking lot appear further back. He stated that they are asking for approval of the sign in lieu <br />of extra costs they will incur with the conditions. <br /> <br /> <br />Chair Johnson asked the applicant if he had looked at a way to utilize their adjacent property <br />to provide the necessary space for the truck movements. Mr. Mor <br />this site separate allows them more opportunity to grow and not impede what is happening <br />on that site with regular truck movements. He stated that they do not want to be limited or <br />required to use the other site. <br /> <br /> <br />There being no further public comment, Chair Johnson closed the public hearing. <br /> <br />
