Memo to Planning Commission <br />February 29, 2000 <br />Page 3 <br /> <br />Building Elevations <br /> <br />The exterior of the building will be red brick. A sample of the brick and a <br />color rendering of the building will be available at the meeting. Display <br />windows will be located on the south and west sides. The main entrance will <br />be on the south side. Two cupolas are located at the southwest corner of the <br />building. <br /> <br />A dumpster enclosure will be attached to the east side of the building. The <br />exterior of the enclosure will be brick to match the building. <br /> <br />Landscaping <br /> <br />The landscape plan as proposed is insufficient. It does not provide the <br />number of plantings required by the code. Staff is currently working with the <br />applicant on a landscape plan that meets the requirements of the landscape <br />ordinance. Changes will include additional street trees, additional shade <br />trees on site and in the parking lot, ornamental trees and some evergreens. <br />Landscaping will have to be setback from the property line north of the <br />entrance to ensure sight line to the north along Evans Street. <br /> <br />Signage <br /> <br />All signage shall comply with the Hillside Crossing PUD Agreement. The <br />agreement allows one freestanding monument sign no higher than 10 feet <br />and no larger than 100 square feet. The site plan shows a monument sign in <br />the northwest corner of the site, along Highway 169. <br /> <br />The PUD agreement also allows 2 wall signs. The building elevations show 3 <br />wall signs, a wall sign on the south side of the building, one on the west side <br />and one on the southwest corner. An amendment to the PUD agreement will <br />be required for the third wall sign. All signs will require a sign permit. <br /> <br />There is an existing entrance sign at the driveway from Evans Street. The <br />sign currently includes the Amoco emblem, the applicant can also have a <br />similar sized emblem on that sign. The site plan should be revised to show <br />this existing sign. <br /> <br />The existing Menards/Goodwill sign will also remain. The developer, Phoenix <br />Enterprises, will have a private sign agreement/easement with the owner of <br />the Harley-Davidson dealership in order to retain control of the sign. <br /> <br />S:\PLANNING\SCOTT\CU005CC.DOC <br /> <br /> <br />
