Wall signage includes Home Depot channel letters over the <br />entrance along with their company motto "Minnesota's Home Improvement <br />Warehouse". Additional wall signage includes "Indoor Lumberyard" and <br />"Garden Center". For comparison, Walmart was approved with 580 square <br />feet of signage and Menards has 586 square feet. <br /> <br />No freestanding sign is being proposed. The location of a development sign <br />has been approved near the intersection of Main Street and Highway 169. <br />Home Depot will be able to be incorporated into the design of that sign as <br />well as the development entrance signs located on Zane Street and 179th <br />Avenue. <br /> <br />Planning Commission Meeting <br /> <br />December 28th Meeting <br /> <br />At the Planning Commission meeting held on December 28th no one spoke at <br />the public hearing. The main issue discussed was building elevations. The <br />Commission wanted more texture on the concrete panels and either face brick <br />or split face block as the material on the pilasters and wainscoting. They also <br />expressed some concern about the lack of detail along the top of the building <br />and along the rear of the building. <br /> <br />The Commission expressed some concern regarding the proximity of parking <br />spaces and the entrance from Zane Street. They felt the 28 spaces on the left <br />side of the drive aisle, in front of retail space A, should be reduced to 14. That <br />section of parking should be accessed from the drive aisle in front of the retail <br />space. The Commission agreed that since this parking is located on the same <br />lot as retail space A, if it becomes a problem it can be addressed when retail <br />space A applies for a conditional use permit. <br /> <br />Other site plan issues discussed by the Commission included the seasonal <br />sales area on the south side of the outdoor storage/garden center. The <br />Commission was concerned about the proximity to the access from 179th <br />Avenue and it's impact on traffic flow. The outdoor contractor pick up area or <br />"pro-initiative storage area and catilevered storage rack" was also a concern. <br />They felt the proposed area was too visible from Tyler Street and would <br />adversely affect the traffic flow in the adjacent drive aisle.
