The garden center should be used for storage and display of seasonal <br />goods normally sold within the garden center. <br /> <br />There are designated areas in front of the store that will be used to display <br />seasonal merchandise. A pavement that is different from the sidewalk will <br />delineate the display area. Displaying merchandise outside of the designated <br />area will be prohibited. <br /> <br />The site plan also shows a 6000 square foot seasonal sales area in the <br />parking area adjacent to the south side of the outdoor storage area. The size <br />of this area will depend on the amount of display area in front of the store. <br />The total outdoor display area cannot exceed 5% of the total square footage of <br />the building. Home Depot will use this area as a seasonal sales and display <br />area for their garden center. A temporary split rail fence should surround the <br />area. The use of this area should be limited to the sale and display of garden <br />center materials and removed no later than mid summer. <br /> <br />The applicant is proposing an outdoor storage and loading area "cantilever <br />storage rack" that will be utilized by contractors. The storage area will be <br />located on the north side of the building, behind the attached retail space A. <br />It is situated so it does not interfere with traffic using the adjacent drive <br />aisle. Contractors will be able to get out of the flow of traffic while loading <br />their material. Landscaping will help screen the area from Tyler Street and it <br />will not be visible from the front parking area and only slightly visible from <br />Walmart. <br /> <br />Landscaping <br /> <br />The applicant has provided a landscape plan that is for the most part <br />consistent with the plan approved as part of the PUD. The parking islands in <br />front of the store should be planted with shade trees and the trees on the <br />other islands should also be shade trees. All landscaped areas should be <br />irrigated. <br /> <br />The applicant has also landscaped the area along Zane Street that has been <br />designated as proof of parking. This landscaping will remain in place until <br />the demand for parking exceeds what is initially constructed. Street trees as <br />shown on the PUD landscape plan should be planted along the right-of way <br />for Zane Street except for areas within the utility easement. <br /> <br />Signage <br /> <br />Home Depot is proposing 789 square feet of wall signage.
