The dumpster gate will face the Coburn's parking building and will not face the public right-of-way. New and used oil will be stored in the building in a separate room as required by the building code. Lighting The applicant is proposing to light the site with (4) 19 foot pole hghts with white metal halide fLxtures that conform to the lighting standard set by the Coborn's development. Parking The applicant has proposed 8 parking stalls, one handicap accessible and conforms to the parking requirements. The will be no on-site storage of vehicles as the business is a drive through service. Pedestrian Access A sidewalk is being provided connecting the building to the public sidewalk on Evans. Building Elevation The Planning Commission requested that the building be constructed with an earth tone rather than gray as had been proposed. The applicant has provided staff a buff/tan block sample called, "Sahara." Planning Commission At the public hearing held on December 28,1999, the several residents insisted that a fence was promised them at the rear of Lot 2, Block 2 when additional development occurs. Staff research found that The Hillside Crossing Development Standards stipulate that a berm will be constructed behind the building on the portion of the site that abuts residential properties with an 8 foot privacy fence to provide noise attenuation and to provide screening.
