Nh'. Leeseberg stated that the applicant is <br />requesting an administrative subdivision to split one lot into t~vo. He stated that one lot will <br />be 2.79 acres and the other will be 2.5 acres. He discussed grading, drainage, utilities, and <br />Park and Recreation Commission action. Nix. Leeseberg stated that the lot l/ne bet~veen the <br />two parcels is complicated and suggested Option D (in the staff report) as an alternative to <br />the applicant. The applicant indicated that he preferred Option D. <br /> <br />Mayor I'Ginzing opened the public hearing. Nh:. Maurer stated that the applicant will need to submit this <br />in£ormation to the city,. <br /> <br />Councilmember Tveite questioned whether a variance should be granted prior to including it <br />in the administrative subdivision. Ms. McPherson stated that there is a provision in the city's <br />ordinance that allo~vs a variance to be approved by the City Council as part of the process. <br /> <br />MOVED BY COUNCILMEMBER TVEITE AND SECONDED BY <br />COUNCILMEMBER DIETZ TO APPROVE THE OPTION D <br />ADMINISTRATIVE SUBDIVISION WITH THE FOLLOWING CONDITIONS: <br /> <br />1. A SURVEY BE CREATED THAT IS COMPARABLE TO OPTION D <br /> AND ADDRESSES ALL THE COMMENTS OF THE CITY. <br /> <br />ALL COMMENTS OF THE CITY ENGINEER SHALL BE <br />ADDRESSED. <br /> <br />3. PARK DEDICATION FEES FOR ONE LOT SHALL BE PAID PRIOR <br /> TO RELEASING THE SUBDIVISION FOR RECORDING. <br /> <br />4. SURFACE WATER MANAGEMENT FEES FOR ONE LOT SHALL BE <br /> PAID PRIOR TO RELEASING THE SUBDIVISION FOR RECORDING. <br /> <br />5. THE APPLICANTS SHALL PROVIDE THE REQUIRED DRAINAGE <br /> AND UTILITY EASEMENTS. <br /> <br />6. A VARIANCE BE GRANTED TO REDUCE THE REQUIRED LOT <br /> SIZE FOR THE R-IA DISTRICT FROM TO 2.5-ACRES. <br /> <br /> <br />
