C. Setbacks · Front- proposed Holt Street NW - 25 feet · Side-30 feet · Rear-40 feet V. NATURAL RESOURCE ANALYSIS A. Topography The site is located on the west side of U.S. Highway 169 and south of 197th Street, NW. The site elevations range from 1008 in the north portion of the site to 978 in the southeast corner. The site drainage generally flows from the north to the south with the exception of a drainage easement located in the west side of the property near the middle. B. Vegetation The project site is open with very sparse vegetation, except for a small group of trees in the extreme northwest corner and for the portion of the site within Lois 3 and 4 of Ridgewood East 3rd Addition that is heavily wooded. C. Soils and Ground Water The soils, based on the Sherburne County soils survey, consist of sand and gravel. The open portion of the site appears to have been mined. Soil borings will be obtained to provide more detailed information on soil and ground water prior to construction. D. Wetlands Wetland delineation has been performed. This shows an 873 square foot wetland in the east central portion of the project and a 793 square foot wetland in the extreme west central portion of the project. Both wetlands are the result of depressions that were created when the site was mined for sand and gravel. An application has been made requesting exemption of these as incidental wetlands. VI. STORMWATER MANAGEMENT The project area does not have an outlet for storm runoff. The design criteria provided by the City Engineer is that storm water basins must provide storage volume for two back-to-back 100-year return frequency storm events.
