Waste and service areas <br />will be screened by a combination of solid walls matching building <br />construction and painted fencing common to the entire project. <br /> <br />DEVELOPER <br /> <br />The Developer is Morcon Real Estate and Development, LLC, (MRED) which <br />currently has the property under contract. MRED takes pride in innovative and <br />exclusive commercial projects. MRED has completed numerous retail, office, <br />airport, and hotel projects. <br /> <br />Schoell and Madson, Inc. of Minnetonka is providing the consulting engineering <br />planning, surveying, and environmental services for the development. <br /> <br />Miller Dunwiddie Architects of Minneapolis is providing the architectural and site <br />planning services for the development. MDA has a twenty-year history of <br />completing successful retail and commercial projects with MRED. <br /> <br />Hoisington Koegler Group Inc. of Minneapolis is providing the design of for the <br />overall site landscaping and detailed site amenity components for the <br />development. <br /> <br />Welsh Companies is providing the marketing and leasing services for the <br />development. <br /> <br />PROJECT DATA <br /> <br />A. Development Data <br /> <br />The gross project area is 18.90+ acres. The minimum required lot area is <br />one acre (43,560 square feet) and the minimum required lot width is 100 <br />feet. The 7 proposed lots will average 99,565 square feet or 2.28 acres <br />and all lots exceed the minimum requirements. A total of 2.90 acres of <br />public right of way will be dedicated for the rerouting of existing 197th <br />Avenue NW and for Holt Avenue NW from 194th Avenue to 197th Avenue. <br /> <br />B. Zoning <br /> <br />The property is currently zoned R, Medium Density Residential. The <br />property is proposed to be rezoned to PUD with a commercial designation <br />rather than to C-3 Commercial Highway Business. This is to provide <br />additional development control to the City. All requirements for C-3 zoning <br />will be met without any additional variances.
