Memo to Mayor and City Council/CU 98-18 <br />August 17, 1998 <br />Page 4 <br /> <br />access behind the office building where it intersects with the Perkins <br />Driveway. <br /> <br />Access from Dodge will be provided with two driveways, one is a shared <br />driveway with Perkins and the other is at the north end, just east of the <br />hotel. Both driveways are in the same location as shown on the original <br />development plans. Lighting will be provided with poles similar to those on <br />the Perkins site. They will be 30 feet tall with downward throwing lights. <br /> <br />Future Expansion <br /> <br />The site plan shows area for a possible 30 unit expansion. This will require <br />additional parking. The additional parking will be provided on the north side <br />of the building. In order to allow space for the pedestrian trail which will <br />access the pedestrian overpass and enough space to provide adequate parking <br />for the expansion, staff is recommending the setback be reduced from 30 feet <br />to 20 feet. <br /> <br />Landscaping <br /> <br />The landscape plan will have to be revised so the required number of trees <br />are provided The site plan is deficient 3 overstory, I ornamental and 4 <br />evergreens. The existing trees on the berm shall not count towards the tree <br />requirement. There are trees which are located within the area north of the <br />building to be used for a future City pedestrian access. The trees should be <br />planted so they will not interfere with the pedestrian access. Trees in this <br />area could also impact the water main and sanitary sewer. Staff will be <br />working with the applicant to address landscaping issues and come up with a <br />workable landscape plan. <br /> <br />Signage <br /> <br />The applicant is proposing a 30 foot high pylon sign along Highway 169. The <br />PUD agreement allowed a 20 foot high monument sign for the development. <br />The hotel sign would be considered the development sign. The grade at the <br />base of the sign is approximately 14 feet above the grade of Highway 169. A <br />30 foot high pylon sign would place the sign 44 feet above the road.
