Memo to Mayor and City Council/CU 98-18 <br />August 17, 1998 <br />Page 3 <br /> <br />driveway will be located at the north end of the site. Both driveways are in <br />the same location as shown on the approved concept plans. <br /> <br />Typically, even though there are usually cross access easements for projects <br />such as this, each lot has to provide enough parking to meet the parking <br />requirements for the use located on that lot. In this case the overall parking <br />requirements for the motel and a possible office are met. However, the <br />parking for the motel actually extends on to the lot for the office. It is <br />suggested the lot lines be adjusted so the parking required for the hotel is <br />actually located on that lot. <br /> <br />In the attached memo from the City Engineer are comment regarding <br />easements, the grading and drainage and utility plan. <br /> <br />Site Plan <br /> <br />The proposed site plan includes a 78 unit hotel located in the northwest <br />corner of the site, adjacent to Highway 169. A building pad for a 10,000 <br />square foot office building is also shown. The office building is not included as <br />part of this application; however, the grading and site preparation for both <br />lots will be done as part this project. <br /> <br />The hotel location in the northwest corner of the site is in the least obtrusive <br />location for the residences on the east side of Dodge. It is in the same <br />approximate location as the retail strip center included in the original plans. <br />The hotel will be three stories high with the entrance facing south. Because <br />of the way the building is oriented, the sides facing Highway 169 and Dodge <br />Street are blank walls. To give some relief from the blank walls windows or <br />some type of architectural treatment should be included on the east and west <br />ends of the building. The hotel's exterior will be light brown steel siding with <br />a dark green roof and red shutters around the windows. <br /> <br />Parking and Access <br /> <br />The parking requirements for the 78 unit hotel and 10,000 square foot office <br />is 133 spaces. The proposed plan has 134 parking spaces. The applicant is <br />proposing to phase the construction of the parking lot and construct the <br />parking needed to meet the requirement for the hotel at this time. The <br />parking for the office building will be installed at the time the office is <br />constructed. The City Engineer will review the phasing plan to insure there <br />are no drainage or erosion problems. Additional parking will have to be <br />installed to meet the parking requirement for the proposed hotel expansion. <br />The site has 2 internal connections to the Perkins lot, one behind the office <br />building and one along Highway 169.
