Memo to Mayor and City Council]CU 98-18 <br />August 17, 1998 <br />Page 5 <br /> <br />· Hillside Crossing is 24 feet high14.5 feet wide and advertises the major <br /> tenant 2 other tenants; <br />· Hillside Crossing II is 27 feet high, the Menards sign is 34 feet wide and <br /> the remainder of the sign is 16 feet wide, advertises the major tenant and <br /> has room for 3 other tenants. <br /> <br />The placement of the pedestrian overpass on Highway 169 could impact the <br />visibility of the freestanding sign. The applicant believes the 30 foot high sign <br />is needed so it will be visible from southbound cars. Wall signage is also <br />proposed and will consist of 2 wall signs, one on the south side and one on the <br />west side. The PUD agreement allows one wall sign for each freestanding site <br />and limits size to 10 % of the wall face. The proposed sign facing Highway <br />169 is approximately 129 square feet and the sign facing south is 70 square <br />feet. All signs will require a sign permit. Staff can support the proposed wall <br />signs <br /> <br />Planning Commission Meeting <br /> <br />At the Planning Commission meeting held on July 28th several neighbors <br />spoke at the public hearing. Arlon Fuchs, who lives across the street from <br />Perkins, indicated he felt the height of the berm should not be lowered and <br />was concerned with maintenance of the stormwater pond. Dan Smith, owner <br />of Perkins, was concerned about traffic congestion at the intersection of the <br />rear access drive behind the proposed office and the driveway into Perkins. <br />He would like to see the rear access eliminated or at a minimum a stop sign <br />installed. Tammy Ayers was concerned about traffic, noise, location of the <br />trash container, maintenance of the pond, and security. <br /> <br />The applicant responded to the concerns by saying the trash container could <br />be moved to a less conspicuous location, the pond will be maintained by the <br />same company that maintains the motel site, a stop sign could be installed at <br />the intersection of the rear access and the Perkins driveway. The traffic <br />generated by the motel will be less than what would be generated if the site <br />was a shopping center and most of the traffic going to the motel will use the <br />entrance near Perkins, not the one further north on Dodge. <br /> <br />The Planning commission discussed possible architectural treatments for the <br />ends of the building and concerns about traffic at the intersection of 189th <br />and Dodge. The issue of the height of the freestanding sign and the <br />pedestrian corridor were also discussed. The Commission felt a 20 foot high <br />sign was adequate and the proposed parking for the future addition should be <br />setback 20 feet from the north property line. <br /> <br />s:\planning\scott\cu9818cc.doc <br /> <br /> <br />
